Pre-Purchase Plumbing Inspection Checklist: DFW Real Estate Guide

General home inspectors do a fantastic job, but they do not test sewer lines or look beneath your concrete foundation. A pre-purchase plumbing inspection is the only way to avoid inheriting a $15,000 repair bill.

Why Standard Home Inspections Aren't Enough

Under the Texas Real Estate Commission (TREC) guidelines, a general home inspector's plumbing evaluation is visual-only. They run the faucets, flush the toilets, and check under sinks for active dampness. If the drain lines run, they mark it "functional."

However, because most DFW homes are built on concrete slabs, the main drain systems (sewer pipes) are completely buried under dirt and concrete. General inspectors do not run sewer cameras or perform hydrostatic pressure tests. A home can easily have a broken sewer pipe or a major slab leak while still allowing the sinks to drain normally during a 2-hour home inspection.

The Pre-Purchase Plumbing Checklist

When hiring a compliance-focused plumbing specialist during your option period, ensure the following diagnostics are performed:

  • Sewer Line Camera Scope: A fiber-optic camera is fed through the main sewer cleanout to inspect the interior of the line. The plumber looks for tree root intrusions, sagged lines (bellies) where water pools, pipe cracking, and joint separations. This is critical for homes built before 1980 with cast-iron pipes, which rust and collapse from the inside out.
  • Static Pressure Test: We seal off the water supply system and monitor the incoming water pressure over a designated period. A drop in pressure tells us there is a leak in the supply piping (often beneath the slab).
  • Hydrostatic Sewer Test: By inserting an inflatable test ball into the main cleanout, we fill the under-slab drain system with water up to the floor level and monitor it. If the water level drops, it indicates a leak in the under-slab sanitary sewer drainage lines.
  • Water Heater Code Audit: We inspect the water heater to ensure it meets active municipal safety codes (proper vent clearances, sediment traps, safety pans, thermal expansion tanks, and temperature-relief valves).
  • Fixture & Valve Inspection: We verify that main emergency shutoff valves function correctly. Over time, gate valves freeze and will snap in an emergency, leading to flooding.
