What property managers ask first.

Can you onboard to our property management software?
We currently integrate with AppFolio, Buildium, Yardi, Propertyware, and Rent Manager receiving work orders, posting updates, and syncing invoices back to the unit. If you use something else, tell us; if it can email a work order, we can wire it up.
How do you handle after-hours emergency calls?
We staff a real DFW-based dispatcher 24/7 not a call center. Calls outside business hours (after 6pm weekdays, after 4pm Saturday, and all day Sunday) route to a licensed dispatcher who can authorize a tech, post an ETA into your software, and notify the tenant. Average emergency response is under 90 minutes inside our core service area.
What's your typical invoice turnaround?
Standard work is invoiced within 48 hours of completion, with photos and the technician's notes attached. Emergency work is invoiced within 24 hours. We bill per unit, formatted to drop straight into an owner statement.
Will you provide a COI listing us as certificate holder?
Yes. We can issue a Certificate of Insurance naming your management company or a specific owner LLC as certificate holder, usually within one business day. We carry $1M/$2M GL, active Workers' Comp, and commercial auto. Umbrella is available on request.
Do you work with HOAs and condo associations?
Yes HOAs are part of our Large Portfolio tier. We're familiar with common-area plumbing, sub-meter situations, board-approval workflows, and the documentation packet a board needs to approve capital work.
Can you handle capital work, not just service?
Yes. We pull permits as the Responsible Master Plumber on re-pipes, full sewer line replacements, slab leak repairs, water heater changeouts (single or fleet), and tankless conversions. Capital projects get a written scope, schedule, and milestone-based invoicing.
