A Master Plumber's report is not a home inspector's report.

Home inspectors flag symptoms. We identify causes, pull permit history, note code compliance status, and sign the report as a licensed Master Plumber. That signature carries legal weight your client's lender and insurer can act on.

Master Plumber signs off Not a certified inspector a licensed Responsible Master Plumber. That designation is issued by the Texas State Board of Plumbing Examiners, not a third-party certification body.

What realtors usually ask first.

How fast can you turn around an inspection during the option period?

We schedule realtor-flagged inspections within 24 hours of the request and deliver the written photo report the same day the work is completed. We track option-period deadlines on every job and call you proactively if anything looks like it might run tight.

Does the seller have to authorize the hydrostatic test in writing before we run it?

Yes — TREC Section 7A requires separate written seller authorization before any hydrostatic test. The standard form is TREC Addendum 48-0 (Addendum for Authorizing Hydrostatic Testing). We include this in our realtor packet so you can attach consent to the offer from day one. Running a hydrostatic test without written authorization can create liability for the agent and complicate the buyer's option rights.

What does the hydrostatic test actually check — and what doesn't it cover?

The hydrostatic test evaluates the drain-waste-vent (DWV) system — the cast-iron or PVC drain lines running under and through the slab. We fill the system with water and hold pressure for 15 minutes per IPC standard. What it does not test: water-supply lines (copper, PEX, or galvanized) and the sewer lateral from the home to the city main. If your inspector flagged a high water bill or a wet spot in the yard, ask us about a static supply-line pressure test or sewer camera inspection — those are separate services we offer.

What does "bill at close of escrow" actually mean?

For qualified transactions, we coordinate with the title company so the invoice is paid out of the buyer's or seller's proceeds at closing — no out-of-pocket required to keep the deal moving. We confirm qualification before the work is scheduled, never after.

Do you provide a written scope a TRR or amendment can be built from?

Yes. Every realtor inspection includes an itemized scope of work with line-item pricing, written in plain language your client and the other side's agent can actually read. Drop it straight into the TRR.

Can your hydrostatic test certificate be used as a closing condition?

Yes. We provide a signed certificate on company letterhead with our Master Plumber license number (M-46412), test pressure, duration, and pass/fail result. It satisfies FHA, VA, and conventional lender underwriting requirements and holds up as a closing condition in the amendment. If repairs are required, we return for a re-test at no additional charge and issue a clean certificate before closing.

If you find a slab leak, does that mean there's foundation damage too?

Not automatically — but DFW's expansive clay soils mean a leaking drain line can saturate the soil under the slab and cause upward heave over time. We note in every report whether the leak appears chronic (discolored soil, saturation near the pipe) or recent. If there are signs of extended moisture, we recommend a foundation evaluation before closing and can refer licensed structural engineers we work with across DFW.
